TYNE, the phase one development to uMhlanga’s exclusive Santuary Private Estate, is located in uMhlanga Ridge, Durban, and consists of a total of 36 apartments spread across five floors.

Each apartment is thoughtfully designed to maximise privacy and create a peaceful living environment. The apartments are generously sized and open plan layouts maximise natural light and create a feeling of openness. One of the standout features of this development is the stunning sea views that each apartment offers. Spacious balconies make the most of these vistas, inviting the outside world in and providing the perfect backdrop for relaxation and entertainment. These balconies are an extension of the living space.

Benefits of a post tensioning system in multi-storey buildings are as follows:

  • Thinner slabs are achieved compared to conventional reinforced concrete slabs for the same span
  • High resistance to cracking
  • Control of deflections
  • PT slabs are generally flat slabs, which is easier to construct
  • Reduced reinforcing and concrete requirements in the overall structure
  • Smaller & fewer columns

A single strand unbonded slab post tensioning system were used for the parking levels and a bonded flat slab post tensioning system to all residential areas due to specific advantages it has over an unbonded post tensioning system, of which the main ones are as follows:

  • Higher ultimate strength
  • Reduced floor vibration under load
  • Unlike an unbonded PT system, the bonded system is not reliant on anchors to maintain tension in the PT tendons due to the grouting of the system after tensioning of the PT cables is complete, making it easier to cut holes through the slab at a later stage as the tension in PT tendon not lost when tendon is cut, and changes can therefore be made to the structure at a later stage in terms of holes being cored or cut as the structure becomes like a conventional RC structure
